The fee for our standard management service is limited to 10% of the rental income with no hidden extra costs.

We will advertise you property in the most effective ways we can and will always continue to utilise the latest technology to achieve a quick take up of potential tenants.

Arranging escorted viewings of your property for prospective tenants and answering any questions they may have.

We will arrange and escort potential tenants around your property at convenient times, either in the day or throughout the evening.

Taking up references, performing credit checks and arranging guarantors.

We will find suitable tenants for your property and take up any references and credit checks together with organising guarantors.

In some cases we collect a deposit from the tenant to safeguard against damage and will take on the responsibility of protecting the deposit via a government approved Tenancy Deposit Protection scheme. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Tenancy Deposit Protection scheme used.

Easy to read agreements for tenants and landlords.

We will prepare an easy to read legal agreement which complies with current legislation. In general this will be for an academic year and then renewable on a year by year basis. This gives you, the landlord, the flexibility to re-occupy or re-let the house each summer.

Taking a Statement of Condition (or inventory).

We will compile a list of household items, which may include photographs to document their condition and supply this to both landlord and tenant.

Collecting the rent on your behalf and providing you with monthly accounts.

Rents received are payable by the tenant weekly, monthly or termly to our client account. You will be paid direct from this account and we will prepare, at regular intervals, a clear income and expenditure account which you can send to the Inland Revenue.

Responding to tenant questions and concerns in a timely and professional manner.

We are always available by phone, text or email to tenants and landlords alike, and we will respond quickly to any questions or concerns that arise.

Making regular inspections of the property and providing you with regular updates.

Within the first two months of a tenancy we aim to inspect your property twice a month. After this initial period, should everything be fine, we limit our visits to one per term, although we do perform additional checks over the Summer, Christmas and Easter holidays while the property maybe vacant. During each inspection we will photograph each room.

Providing information to help you with your tax return.

From the total rent received in a tax year you can normally deduct the following for tax purposes:

Our fees.
Fair wear and tear & repair costs.
10% of rent for depreciation, if furnished or part furnished.
Interest paid to the Building Society or Mortgage Company.
Insurance premiums.
Certain energy saving technologies.
Utilities, TV licence, broadband etc can also be used to offset your profit.

You then pay tax on the remainder of the rent. For further tax advice speak to your accountant or local tax office.

Keeping you up to date with lettings legal information such as Houses in Multiple Occupation (HMO) licensing regulations.

Your property must meet the current legal requirements for this type of rental. We can advise on how you can achieve this prior to managing your property and keep you updated throughout.

Advising of any repairs that maybe necessary. We can also arrange for our approved contractors to perform annual checks and maintenance work for things like:
Energy Performance Certificates (EPCs)
Electrical and PAT testing
Annual Gas Certification

Although we can help you with repairs, it is your responsibility to ensure the property is in good condition. Repairs can be carried out by contractors nominated by you, or our own contractors with their charges deducted from your account or billed directly. We will always ask for instructions before commencing any large scale repairs.

During the summer, we offer cleaning services for all the houses we let at reasonable rates, or if you prefer, we can extend this to a weekly service and include it in your rental package.
